How to handle an HOA mildew notice
Got a notice from your HOA about mildew or algae on your house? Read it closely, note the deadline, photograph the problem, and get it cleaned in time.

If your homeowners association sends a notice about mildew, algae or a dirty exterior, read it closely, note exactly what it names and the deadline, and take dated photos of the problem areas. Then book a cleaning that fits inside that deadline, and photograph the same spots afterward. If you cannot meet the date, contact the HOA in writing before it passes and ask for an extension.
First, do not panic
A mildew or “exterior maintenance” notice is a common letter from HOAs, especially in humid, shaded neighborhoods like many around The Woodlands. In many cases it is a request to fix something rather than a fine, but what happens next depends on your association’s own rules and process. The details vary from one HOA to the next, so the letter you received is the document that matters.
Read the notice line by line
Before you call anyone, pull out the specifics. Look for:
- What exactly is cited. Siding, trim, roof, fence, driveway, sidewalk? Sometimes a letter names one wall or one side of the fence.
- The deadline. Write it on your calendar. Note whether it says a number of days from the letter date or a fixed date.
- How to respond. Some HOAs want a reply by email, some through a portal, some by mail.
- What counts as fixed. Some letters simply ask that the issue be corrected. Others ask for proof or say an inspector will come back.
- Who to contact. Usually a management company or a covenants office. Keep that name and email handy.
If the notice is vague, it is fair to email and ask which surfaces they are referring to. A clear answer saves you from cleaning the wrong thing.
Photograph everything before work starts
Take clear, dated photos of each area the notice mentions, plus a wide shot of the whole side of the house. Phone photos are fine. These do two jobs: they show the HOA what the problem was, and they let you compare the result once the cleaning is done. Keep them in one folder with a copy of the letter.
Get the right cleaning for each surface
Most HOA mildew notices are about the green or black film that grows on siding, trim, fences and roofs in shade. That growth is alive, so the fix is to kill it, not just rinse it.
- Siding, stucco, painted trim: soft washing, which uses low pressure and a cleaning solution. Our house washing page explains how it works.
- Roofs: soft washing only. High pressure damages shingles.
- Wood and vinyl fences: low pressure and a cleaning solution, so the boards are not splintered.
- Driveways and sidewalks: pressure washing with a surface cleaner, often with stains pre-treated first.
If the notice covers several of these, it is usually simpler to have them done in one visit. Sebastian’s Washing Services can quote any combination together, and you do not need to be home as long as there is an outdoor water spigot we can use.
Photograph again and reply
Once the work is done, take the same photos from the same spots. Then reply to the HOA through whatever channel the notice asked for. Keep it short: the date of the notice, what was cleaned, the date it was done, and the before-and-after photos attached. Save a copy of what you sent.
If you were away during the cleaning, ask whoever did the work to send you photos so you have them for your reply.
If you need more time
Life happens. If the deadline is close and you cannot get the work done in time, contact the HOA before the date passes, in writing. Explain that you have received the notice, that cleaning is scheduled or being arranged, and the date you expect it to be done. Reaching out early, with a date in hand, puts you in a far better position than missing the deadline in silence. Keep a copy of that message too.
Staying off the list next year
In our climate, mildew comes back. A few habits help:
- Book a house wash about once a year, and check the shady walls in between.
- Trim shrubs back from the siding so walls can dry.
- Keep gutters clear so they do not overflow down the wall.
- Watch the north side of the fence and roof, where growth usually starts first.
