The best time of year to clean your driveway
Around The Woodlands, late spring after the pollen and late fall after the leaves are the best times to clean a driveway. Here is why, season by season.

Around The Woodlands, the best times to clean a driveway are late spring, once the heavy pine and oak pollen has finished falling, and late fall, after most of the leaves are down. Cleaning then means the result lasts, instead of being covered in yellow dust or tannin stains a week later. Because our winters are mild, a driveway can be cleaned almost any time of year, so a stain that bothers you now does not have to wait.
Why timing matters more here
Driveways in Spring, Tomball, Magnolia and The Woodlands sit under a lot of trees. Those trees shed something in almost every season: pollen, catkins, needles, leaves, acorns and sap. Add humid air and frequent rain, and shaded concrete grows mildew and algae quickly. A well-timed cleaning works with that cycle rather than against it.
Season by season
Late winter and early spring: pollen season
Pine pollen coats everything in yellow dust in late winter and spring, and oaks drop long strings of catkins around the same time. Neither is hard to wash off, but cleaning in the middle of it is frustrating, because the driveway is dusted again within days. Wet pollen and catkins left on concrete can also leave faint stains.
If you can, wait until the worst of it has passed.
Late spring: one of the best windows
Once the pollen settles, late spring is a strong time to clean. The concrete is free of the season’s debris, the weather is usually mild, and you get a clean driveway heading into summer, when you are outside more and hosting more often. It is also a good moment to tackle mildew that built up in shaded spots over the cooler, damper months.
Summer: fine, with a few notes
Concrete can be cleaned in summer without trouble. Two things are worth knowing. Midday heat makes cleaning solutions dry faster on hot concrete, so early morning or evening is often better. And summer storms bring mud, washed-out mulch and debris across driveways, so you may want to clean after a stormy stretch rather than right before one.
If oil drips under the car bother you, any season is a fine time to have them pre-treated and washed.
Fall: the other best window
Fall is the second strong time to clean, ideally once most leaves are down. Wet oak leaves left sitting on concrete release tannins, which leave brown, leaf-shaped stains. Acorns and pine needles add their own marks. A cleaning after the leaf drop clears all of that and leaves the driveway looking good for the holidays, when family visits and the front of the house gets more attention.
Winter: usually fine
Hard freezes are uncommon around here, so winter cleaning is usually fine. Avoid the rare freezing day, since water on concrete can turn to ice. Otherwise, winter is a perfectly good time to clear stains, especially before listing a home in the new year.
When not to wait for the “right” season
Some situations call for cleaning whenever they happen:
- A slick, green walkway. Mildew and algae make concrete slippery when wet. That is a safety issue, not a cosmetic one.
- A fresh oil or rust stain. Stains are easier to lighten when they are new. The longer they bake in, the deeper they go.
- Before a home sale or event. The driveway is one of the first things buyers and guests see.
- An HOA notice. Your deadline matters more than the calendar.
- After construction or a move. Trucks and trailers leave tire marks and mud.
What a good driveway cleaning looks like
Whatever the season, the method matters. At Sebastian’s Washing Services, oil, rust and organic stains are pre-treated first, then the concrete is pressure washed with a rotary surface cleaner. It keeps the nozzles at a steady height, so the driveway comes out one even color instead of striped. Edges and corners are finished by hand, and the grass and beds along the borders are pre-wet before we start and rinsed when we finish. You can see the full process on our driveway and concrete cleaning page.
You do not need to be home. Move cars off the driveway the night before and make sure an outdoor spigot works. The concrete will look darker while wet and lighten as it dries.
A simple plan
For most homeowners, a cleaning in late spring and another after the fall leaf drop keeps a driveway looking its best. If once a year suits you better, pick whichever of those two windows comes next.
