How do I get a quote?
Call (346) 707-2143 or email swspressurewash@gmail.com and tell us what you want cleaned. Quotes are free. We are open Monday through Saturday, 8:00 AM to 8:00 PM.
Will washing damage my roof, siding or deck?
We match the method to the surface. Roofs, siding and painted wood are soft washed with low pressure and a cleaning solution. Composite and soft wood decks also get low pressure. Concrete gets the higher pressure it can handle.
Do I need to be home while you work?
Usually not. If we have access to an outdoor water spigot, we can do the job while you are out. We will go over any details with you when we schedule.
Driveway & Concrete Cleaning
About driveway & concrete cleaningDo I need to be home while you clean my driveway?
Usually not. If we have access to an outdoor water spigot and the cars are moved off the driveway, we can do the work while you are out.
Will pressure washing damage my concrete?
Concrete handles pressure washing well when it is done with the right tool. A rotary surface cleaner keeps the nozzle at a set height, which gives an even clean without gouging the surface.
Can you get oil stains out of my driveway?
We pre-treat oil stains before washing, which lifts a lot of the staining. Older stains that have soaked deep into the concrete may fade a great deal but not vanish completely.
Will the cleaning solution hurt my lawn or flower beds?
We pre-wet the plants along the edges before we start and rinse them again when we finish. That keeps the solution diluted and off your landscaping.
Do you also clean sidewalks and front walkways?
Yes. Sidewalks, walkways and other flat concrete around the house are part of this service. Let us know what you want cleaned when you ask for your free quote.
House Washing
About house washingWill soft washing hurt my siding or stucco?
No. Soft washing uses low pressure, so it does not force water behind siding or chip paint and stucco. The cleaning solution loosens the dirt and kills the growth, and a gentle rinse carries it away.
Do I need to be home while you wash the house?
No, as long as we can reach an outdoor water spigot. Please close your windows, bring pets inside and move vehicles back from the walls if you can.
What about my plants and flower beds?
We wet your plants before we start and rinse them again when we are done. This keeps the cleaning solution diluted and protects your landscaping.
How often should I have my house washed?
Many homeowners book once a year. If you see green or black streaks returning on shaded walls sooner, it may be time for another wash.
How do I find out what my house wash will cost?
Call or email for a free quote. We will ask about the size of your home and the siding type, and you can add other services like roof, fence or driveway cleaning to the same quote.
Roof Cleaning
About roof cleaningWill roof cleaning damage my shingles?
Not with a soft wash. We use low pressure and a cleaning solution, never a high-pressure wand on your roof. The solution does the work, so shingles are not scoured.
What are the black streaks on my roof?
Those streaks are usually algae growing on the shingles. It spreads slowly and holds moisture. A soft wash kills it so the streaks can be removed.
Do I need to be home during the cleaning?
Usually not. If we have access to an outdoor water spigot, we can do the job while you are at work. We will let you know when we are done.
Is the cleaning solution safe for my plants?
We pre-wet and protect your landscaping before we start and rinse it well afterward. That keeps the solution diluted and away from roots and leaves.
How much does roof cleaning cost?
Every roof is different in size, pitch and how much growth is on it, so we give free quotes after looking at your home. Call or email and we will set a time.
Deck & Patio Cleaning
About deck & patio cleaningWill pressure washing damage my wood deck?
High pressure can splinter soft wood and mark composite boards. That is why we use low pressure and a cleaning solution on decks, and save higher pressure for concrete and pavers.
Do I need to be home while you clean?
Usually not. As long as we have access to an outdoor water spigot and the area, we can do the job while you are out.
Do you clean covered porches too?
Yes. Front porches, back porches and covered patios are part of this service. We clean the floor surface and can rinse the nearby railings and steps.
How soon can we use the deck after cleaning?
Once the surface is dry you can walk on it and put furniture back. Drying time depends on shade, sun and humidity that day.
How do I get a price for my deck or patio?
Quotes are free. Call or email with the size and type of surface, and we will give you a quote before any work starts.
Fence Cleaning
About fence cleaningWill pressure washing ruin my wood fence?
High pressure can splinter and fuzz soft wood. We use low pressure and a cleaning solution instead, which cleans the boards without cutting into them.
Do I need to be home during the cleaning?
Usually not. If we have access to an outdoor water spigot and the gate, we can do the work while you are out. We will let you know when it is done.
Do you clean vinyl fences too?
Yes. Vinyl gets the same low-pressure soft wash. It removes the green film and dirt that build up on vinyl over time.
Should I clean my fence before staining it?
Yes. Stain and sealer stick better to clean wood. Let the fence dry fully after cleaning before you put anything on it.
How do I get a price?
Call or email us for a free quote. We will ask about the length, height and material of your fence, and whether you want one side or both cleaned.
Solar Panel Cleaning
About solar panel cleaningCan't the rain clean my solar panels?
Rain rinses some loose dust, but it often leaves a film behind and does little for bird droppings, pollen buildup or grime stuck along the bottom edge of the panels.
Will cleaning damage my panels or void the warranty?
We never use high pressure on solar panels. We use low pressure and soft brushes. It is still a good idea to check your panel maker's care guidance, and we are happy to work within it.
Do I need to be home during the cleaning?
Usually not. If we have access to an outdoor water spigot and can safely reach the roof, we can do the work while you are away.
How often should solar panels be cleaned?
It depends on trees, birds and dust around your home. Many homeowners book once or twice a year, often after spring pollen and again before or after the hottest months.
Do you clean the rest of the roof at the same time?
We offer roof cleaning as a separate service using a soft wash method. If you want both, ask when you call and we can quote them together.
Commercial Pressure Washing
About commercial pressure washingCan you clean while my business is open?
Often, yes. We work one section at a time and mark off wet areas so people can still get in and park. We can also schedule earlier or later in the day within our hours.
Are you insured?
Yes. Sebastian's Washing Services is insured.
Will all the oil stains come out?
We pre-treat oil and rust before washing, and most stains get much lighter. Old stains that have soaked deep into concrete may not lift all the way. We will tell you what to expect during the quote.
Do you need water from my property?
Yes, we use an outdoor water source on site. Let us know where your spigots are when you book.
Can you wash the building as well as the parking lot?
Yes. We soft wash siding, stucco and stone at low pressure with a cleaning solution, and pressure wash the concrete and flatwork.
