How often should you wash your house in Texas humidity?
Most homes around The Woodlands need a soft wash about once a year, and shaded walls may need it sooner. Here is how to tell when your house is due.

For most homes around The Woodlands, a soft wash about once a year keeps siding clean and stops mildew and algae from getting established. Houses under heavy pine and oak shade, or with a north-facing wall that never fully dries, often need attention sooner on those walls. The better guide is your walls themselves: when green film or black streaks come back, the house is due.
Why houses here get dirty faster
Our part of Texas sits close enough to the Gulf that the air stays damp for much of the year. Algae and mildew need three things: moisture, warmth and something to cling to. Humid summers, mild winters and long rainy stretches give them all three, almost year-round.
Shade makes it worse. Neighborhoods in The Woodlands, Spring and Conroe were built under tall pines and oaks, which is a big part of their appeal. But a wall that sits in shade most of the day stays wet long after a rain or a heavy dew. That is where growth starts, and it is why one side of a house can look fine while the other has turned green.
Trees also drop pollen, sap and leaf debris that land on siding, trim and gutter faces. That organic film gives algae something to feed on.
Signs your house needs washing now
You do not need a calendar to know when it is time. Walk around the outside and look for:
- A green or gray film on vinyl siding, usually lowest on the wall and on the shady side
- Black spots or streaks on painted trim, soffits and under eaves
- Dark runs below gutters and window sills, where water drips and lingers
- Dull, chalky paint that leaves residue on your hand
- Spider webs and dirt packed into corners around the porch and entry
If you see two or more of these, the growth is established. Waiting longer usually means it spreads across the wall and takes more effort to clear.
A rough schedule by situation
Every house is different, but these patterns hold up well in our area:
- Open lot, good sun, little tree cover: once a year is usually plenty, sometimes longer.
- Partly shaded lot, typical of most Woodlands-area streets: once a year, with the shady side checked midway through.
- Heavily wooded lot or a wall that never gets sun: expect growth to return sooner on that wall. Some homeowners have the whole house washed yearly and the problem side touched up in between.
- Before a big event: listing the home, hosting family, or having the house painted. Paint bonds better to a clean wall, so washing first makes sense.
Why the method matters as much as the timing
How often you need to wash depends partly on how the house was cleaned last time. Blasting siding with high pressure knocks off the surface layer but often leaves the roots of the growth behind, so it comes back quickly. High pressure can also force water behind siding, strip paint and etch stucco.
Soft washing works differently. It uses low pressure and a cleaning solution that kills algae, mildew and lichen, then rinses them away. Because the growth is killed rather than just moved, it tends to return more slowly. That is the method Sebastian’s Washing Services uses on siding, stucco, painted wood and brick. You can read how the process works on our house washing page.
What you can do between washes
A few simple habits stretch the time between cleanings:
- Trim back shrubs so they are not touching the walls. Air needs to move along the siding for it to dry.
- Keep gutters clear. Overflowing gutters soak the wall below and leave dark streaks.
- Aim sprinklers away from the house. A wall that gets sprayed every morning never dries out.
- Rinse light dust with a garden hose if you like, but do not expect it to remove established growth. It only takes the loose layer off.
Avoid scrubbing siding with a stiff brush or using a rented pressure washer at full power. Both can damage the surface and make future cleaning harder.
The short answer
Plan on once a year, check the shady side more often, and book sooner when you see green or black streaks returning. In a humid, tree-covered area, that rhythm keeps the house looking cared for without overdoing it.
