Shared spaces set the first impression of a neighborhood. Entry monuments, sidewalks, curbs, mailbox areas, pool decks, clubhouses and long runs of perimeter fence all collect mildew, algae and dirt. Concrete flatwork and pool decks are pressure washed with a rotary surface cleaner, which leaves an even finish without stripes. Stone entry signs, stucco walls and painted fences are soft washed with low pressure and a cleaning solution. Wood fences that have gone gray or green get the same gentle approach so the boards are not torn up.
Common areas are busiest when residents are home, so timing matters. We work Monday through Saturday from 8:00 AM to 8:00 PM and can start early, before the pool opens or kids head to the bus stop. We can also split a large community into sections over several visits. When each section is done, we send before and after photos. Board members can share them in meetings or newsletters and keep them on file for the management company.
Many communities do better on a recurring plan. Sidewalks, pool decks and entry areas can be cleaned on a set schedule that fits the budget the board approves. We plan for runoff before every job. Landscaping and flower beds are pre-wet, protected and rinsed, and we work to keep wash water out of storm drains and nearby ponds. We are insured and give free quotes.
